Important Update: Phase One AND TWO – Surfacing Works
To help residents, contractors and anyone travelling through Phases One and Two, we’re sharing the latest schedule for carriageway surfacing works taking place during summer 2026.
These works will affect vehicle access around parts of the development, so please take note of the planned closures and make any arrangements you need in advance. This will also help the works run smoothly and avoid delays caused by vehicles needing to be moved once contractors arrive on site.
How the surfacing works will happen
The works will take place in two main stages:
1. Planing
Planing is the process of removing the existing temporary road surface, known as the “sacrificial surface”. This involves taking away up to 45mm of the current surface to prepare the road for its final finish.
2. Surfacing
Once planing is complete, the final road surface will be laid.
The schedule has been designed so that the planing machinery can move through each road in sequence, before the surfacing team follows on afterwards. This helps make the best use of time and resources, while reducing the total number of days that roads need to be closed.
To support this process, we have prepared schedules and maps showing where closures will take place, along with the expected vehicle diversion routes during each closure.
Please make sure all vehicles are removed from any road due to close by the night before works begin. Contractors are scheduled to start from 8:00am each day.
Bus Services
Please note that during each Phase One closure, buses will not be routing through the development. Residents are advised to use the Sundon Road bus stop, which will operate as normal.
01 Huckett Street and Elmers Gate
Inspection dates: From 27th July; Closure 10th–14th August 2026
Huckett Street will require inspections and cleaning from 27th July, which could result in partial closures. Huckett Street and the junction area of Elmers Gate will be fully closed from 10th–14th August, to cover all planing and surfacing works. Please ensure any vehicles requiring usage, are parked elsewhere, the night before the closure begins.

02 Silver Birch Avenue
Closure 17th–26th August 2026
Silver Birch Avenue, including its junction with Box Crescent, will be fully closed from 17th–26th August while planing and resurfacing works take place, between the hours of 8am–4pm only. The road will reopen each evening to provide access, and remain open all weekend from 22nd–23rd August.
Residents of Rowan Bank will be able to access Waterslade Way via Betony Meadows. However, Osier Grove residents will be unable to use their vehicles during working hours. Please move your vehicle to a location outside the works area on the evening before each closure, if you will need to use it during the day.
