The outdoor spaces have been designed to meet many different needs. So whether you enjoy of football, running, cycling or just want to be in the fresh air you’ll, find a space to suit you.

To encourage an active lifestyle, you can follow green networks from your doorstep through town, find safe bridleways and footpaths, follow simply-designed trails, giving you plenty of opportunity to explore the local countryside and neighbouring villages. spaces at Linmere

With one-third of Linmere dedicated to green space, including wetlands and wooded areas, you’re never more than a five-minute walk away from nature. With a focus on delivering high-quality, sustainable outdoor space for everyone, the areas must be managed carefully to ensure they are maintained all year round, benefiting the local community and the environment.

WHO are LAND TRUST?

This is where the Land Trust comes in, an important partner of Linmere. As an independent, national charity that owns and manages green public open spaces on behalf of and in partnership with local communities, the Land Trust’s vision is to improve the quality of people’s lives by creating sustainable, high-quality green spaces and community facilities that deliver environmental, social, and economic benefits.

WHAT DO THEY DO?

Land Trust Residential Services Limited, a wholly owned trading subsidiary of the Land Trust, will manage and maintain all of the development’s public open spaces under service charge. The estate’s team is perfectly placed to ensure the longevity of the open spaces at Linmere, working hard to deliver well-maintained green spaces all year round. This ranges from seasonal jobs, cutting grass and inspecting playground equipment, to looking for opportunities to improve wildlife and planting trees. No two days are the same for the team.

Linmere has a dedicated Estates and Community Officer, Marlen Gray, who works closely with the contractors, Service Charge Estates Manager and wider Land Trust team, as well as the Linmere team based at The Farmstead. As well as overseeing the management and maintenance of the green spaces under service charge, Marlen also manages the on-site community projects and works closely with residents.

The annual service charge, outlined in each homeowner’s title deed or Deed of Covenant, covers the cost of managing and maintaining Linmere’s green spaces. This charge is applied to all homeowners at Linmere and includes the yearly running costs, as well as funds set aside for the future replacement of capital assets. The charge for 2024/25 is £356.94 and is reviewed annually.
