PHASE ONE AND TWO – SURFACING WORKS

Important Update: Phase One AND TWO – Surfacing Works

To help residents, contractors and anyone travelling through Phases One and Two, we’re sharing the latest schedule for carriageway surfacing works taking place during summer 2026.

These works will affect vehicle access around parts of the development, so please take note of the planned closures and make any arrangements you need in advance. This will also help the works run smoothly and avoid delays caused by vehicles needing to be moved once contractors arrive on site.

How the surfacing works will happen

The works will take place in two main stages:

1. Planing
Planing is the process of removing the existing temporary road surface, known as the “sacrificial surface”. This involves taking away up to 45mm of the current surface to prepare the road for its final finish.

2. Surfacing
Once planing is complete, the final road surface will be laid.

The schedule has been designed so that the planing machinery can move through each road in sequence, before the surfacing team follows on afterwards. This helps make the best use of time and resources, while reducing the total number of days that roads need to be closed.

To support this process, we have prepared schedules and maps showing where closures will take place, along with the expected vehicle diversion routes during each closure.

Please make sure all vehicles are removed from any road due to close by the night before works begin. Contractors are scheduled to start from 8:00am each day.

Bus Services

Please note that during each Phase One closure, buses will not be routing through the development. Residents are advised to use the Sundon Road bus stop, which will operate as normal.

01. Waterslade Way West and the Local Neighbourhood Centre

Friday 4 September – planing works

The existing road surface will be prepared for resurfacing. Vehicle access will remain possible while this work is carried out, although short delays may occur.

Thursday 10 September – surfacing and road closure

This section of Waterslade Way West will be closed while the new surface is laid. The closure will also affect vehicle access to Holly Lane.

Residents who need to use their vehicles should park outside the affected area before 8am.

02. Lime Tree Drive junction with Silver Birch Avenue

Monday 7 September – preparation works

Preparation work will be carried out at the junction. Access will remain possible, although drivers may experience some disruption.

Wednesday 9 September – surfacing and junction closure

The junction will be closed while surfacing takes place. Diversion routes will be in place, and residents should allow additional time for their journeys.

03. Huckett Street

Thursday 10 September – surfacing and road closure

The outstanding surfacing work on Huckett Street will be completed following the delay caused by a parked vehicle earlier in August.

Huckett Street will be closed while the work is carried out. We will be monitoring parked vehicles in the days leading up to the closure, but residents are asked to ensure that all vehicles are removed from the affected section of road before 8am.

Keeping the road clear is essential to allow the work to be completed safely and without further delay.

04. WATERSLADE WAY PAVING WORKS

Monday 14th–Thursday 17th September

Once the area of Waterslade Way West is complete, the contractors will be installing the first phase of paving on the surface between Holly Lane and the Neighbourhood Centre Bus Road. Residents west of here, in areas such as Arrowhead Lane and the Fernlow development, will be able to use the diversion through the Bus Road to connect to Silver Birch Avenue. Whilst residents of Holly Lane will be able to use Waterslade Way to get access in and out.
