A NEW LIVING COMMUNITY

Linmere is a growing and vibrant new community in south Bedfordshire with wellness at its heart and the outdoors on its doorstep.

Delivered by the Linmere Consortium, led by Lands Improvement Holdings, and taking a Master Developer approach by implementing strategic infrastructure, controlling delivery, creating place and managing the space over the long term.

At Linmere the dedicated team are all committed to ensuring a high quality cohesive and exciting place is delivered. Our long term view is that the last house and play area is just as important to us as the first, as is the enduring legacy of Linmere over many years to come

There will be carefully designed homes, indeed some are already built and occupied and from the very start of the development we have already delivered state-of-the-art schools, exciting community facilities, open spaces for recreation and wellness, and focused retail offerings that engender a real sense of belonging for all residents.

And over the next 15 years, around 5,000 homes of mixed size, price and tenure will be available in a series of interlinked neighbourhoods that connect people with nature, and enable and promote activity and relaxation alike.  Creating a sense of place for all residents

The ethos of the Linmere Masterplan is to create a place where wellbeing is prioritised and outdoor living is a way of life.

Linmere is designed to enable day to day activity for all residents. Attractive streets, footways and green corridors enable walking and cycling, providing safe and attractive routes throughout. The parks and open spaces are for all, designed with a diverse mix of uses, providing space for play, socialising and relaxation. We will be working closely with residents on finessing the design and uses as we progress delivery.

With one third of Linmere dedicated to green space there will always be access to nature and outside space

Natural green spaces are supplemented with sports pitches, allotments and formal parks, meaning there is an outside place for everyone and every activity: to relax, to wander, to run, to play, to grow and to picnic. Green corridors will create interconnected neighbourhoods with cycle routes and paths linking it all together as well as connecting to the wider network beyond.

With local nurseries and crèches, three new state-of-the-art primary schools and an adjacent brand new ten-form secondary school, education opportunities will meet the needs of all families at Linmere. The schools will be situated within a short walking distance from home with safe routes for children and families through tree-lined avenues and community parks.

At the heart of Linmere is the Farmstead, a lively destination to meet, work, shop and play for both residents and visitors. A large community hall, a nature inspired play park,  dog groomers, lash lounge and shared work spaces make this the focal point of Linmere. With a new café coming Summer 2023, this will be the hub of the community with activities from classes and events to coffee and meeting friends, it is the place to work, rest and play for everyone.

Lands Improvement, as master developer and project lead in the Linmere consortium, is in the privileged position of being able to significantly impact the places people live in – and their day-to-day lives.

It is our intention for this impact to be as positive an experience as possible, and this means playing a leading role in creating places where people love to live; now and in the long-term.

Our influence comes from the places we develop, the people we work with and existing research into the way placemaking is evolving.

Everything we develop – including our tools, processes and ways of working are focused on remaining true to creating great places for people to enjoy living in.
